Buying the Most Expensive Thing

Recently my family bought a new home, and while it was as much money as most homes are ( we are paying $167,100 for a three bedroom one bath) it was the most expensive thing we have ever bought. Buying a new home in any economy will always be an expensive endeavor. In this current economy it is a buyers market but there are still many things a buyer and seller must consider when buying or selling a home. The strength of the economy for a buyer can affect the benefits of the home ownership because it would determine the future market value of the home. It will also determine the market price that has to be paid at the time of purchase as well as determining the interest rate of how much that needs to be repaid. The removal of the tax deductibles of the payments increases the after-tax cost, and when taxes come due on the house at the end of the year there is no added incentives for owning a home. This will lead to the decrease in buying of new homes and the drastic fall of prices for sellers. There are many other things that can affect whether a person can afford to buy a home, but government spending and taxes are the biggest incentive as to what a family can afford and what benefits they can receive when buying. With an increase to taxes there is less money to spend and save for buying a new home, and the location of the home will effect how much I need to pay in property taxes.

Anowa- Whose Fault?

African Women Writers Tragic Responsibility Anowa is the second, last, and most accomplished play written by Ghanaian playwright, poet, short-story writer, and novelist Ama Ata Aidoo. Anowa was first published in 1970 and had it’s British premiere in London in 1991 (Enotes, 2013). It tells the story of a young African woman named Anowa. She is not like any of the other traditional women in the town. Anowa likes to make her own choices and lives by her own opinions. The elders call her stubborn, she won’t marry any of the sturdy men in the town, she laughs at her own jokes, listen to her own tales, and follows her own advice (67).They all believe her vision is clouded. Her mother, Badua, wishes to see her marry a man and her father could care less what she does. She ends up meeting a man, Kofi, in the village and falls in love with him. She irrationally runs off with him and marries him. She completely disowns her family and begins a life with Kofi. Over time, they fall away from each other do to communication issues and fertility issues. Due to the massive pain and heartache from the situation, Kofi and Anowa both kill each other in the end. There is debate within the text about who was at fault for the tragic ending.Many say that Anowa was the sole reason for their suicides. Although everyone in the society is at fault. Anowa’s parents, Anowa, Kofi, and the traditional society are at fault. Badua has spoiled Anowa for most of her life. She has allowed her daughter to act and think as she wishes. Badua states, â€Å"how can she come to any good when everyone is always gossiping about her? † (70). The mother is at fault for allowing her child to let her mind run free as a child and into her adolescence. She wanted her daughter to have control and then when she had it and chose to be with Kofi, her mother became very controlling and angry.As Badua complains to Osam, Anowa’s father, about her daughter not finding a husband, Osam writes her complaining off by saying that his only duty was to create children (71). Osam goes on to explain that he wanted her to become a priestess. Badua would not listen to him. She covered her ears and explained that priestess’ are not people; they are too much like Gods they interpret, they don’t feel and they have no shame (72). Osam is at fault because he avoids the situation. He doesn’t care what Anowa chooses and he doesn’t care to listen to his own wife.On page 78, Osam states his view about Anowa being immature. Even though he knows this, not once did he do anything to make her a more â€Å"mature† woman (78). On page 91, Badua states how she should have â€Å"taught (Anowa) to marry a man. † It is ironic considering she doesn’t have a great marriage and chose a man who doesn’t care. Badua and Osam are to blame for Anowa’s behavior. Anowa plays a massive role in the tragedy. Although she is not the only one t o blame, she is by far one of the main reasons for the suicides. There is nothing wrong with her wanting to think and choose on her own.Yet she chooses a man she met off the street; A man whom many find to be unsuitable for any woman in town. When she meets him, she has her legs and her breasts exposed (69). While Kofi and Anowa were swooning in the village, a woman looked back at them and falls over. They both laugh, finding the situation hilarious, but it shows the low maturity level they both have (69). When Kofi proposes, Anowa runs home and is screaming in the streets. Badua tells her she is marrying a â€Å"fool,† a â€Å"watery male. † Badua explains to Anowa that â€Å"marriage is like a piece of cloth†¦it’s beauty passes with wear and tear. She was trying to explain that what counts is what is on the inside, not the outside. Anowa immediately responds with, â€Å"I don’t care! † (77). She is being childish and impulsive. She isn†™t thinking about what is best for her. She is thinking about her own desires and is being selfish. No one in the story truly knows what is right or wrong. After she runs off with Kofi, she constantly argues with him. She states that she doesn’t need any protection and that she can take care of herself. She believes she can do everything on her own. She is ignorant. Kofi responds with realism but she always wants to fight him regardless.There are times when Kofi wants to enlighten her with a new concept, such as medicine, but she immediately shoots him down. She is not open-minded and isn’t willing to sacrifice anything for him (85). Yet she expects everyone else and Kofi to be open-minded. Anowa will talk to herself about Kofi rather than just talking to Kofi about what’s going on in her head. If she does not get her way, she exaggerates her emotions, like saying she was going to â€Å"cut her throat. † (90). For years, she knows she is unhappy and tha t she sees no future for herself with him.Instead of confronting that, she fights Kofi and rebels against everything he chooses. Anowa’s immaturity is seen even at the end of the book when she calls in everyone from town to tell of Kofi’s decision to kick her out of the house and to expose him of his infertility and lack of masculinity (121). You can’t blame people for not having the correct answer to everything, but it’s obvious that Anowa is partly to blame. Throughout the whole story, Kofi plays the victim. He manipulates the situation to make it seem as if he isn’t at fault for anything and that he has made all the best choices he thinks he could have made.Just like Anowa, he talks to himself often about the problems within their relationship and how he feels but they never communicate those things together. When Anowa speaks her mind, Kofi asks who told her that information, as if she couldn’t think for herself. Kofi only lives by what other people say is right or wrong, rather than listening to himself. Anowa wants to keep working but he thinks they have the right to rest. He never makes a compromise with her stating that she could work if she really wanted to. Kofi can tell that Anowa is unhappy but he could care less.He does nothing to make her feel happier. From the beginning of the story, the question of his masculinity is evolving. The old women explains how he â€Å"combs his hair too much. † (80). When Anowa begins to notice they are not able to have children, she believes she is at fault. When she offers to find Kofi another woman. This is the normal tradition for their culture, yet he becomes annoyed at her help. This is one time in the story where he chooses not to follow traditional ways. At one point, he wants to buy men and Anowa does not like this idea.She states that she doesn’t need help from other men. Kofi says, â€Å"if you don’t, I do. † (90). Which is still not a g ood explanation or reason for buying them. He explains that they will be helpers and that they won’t be â€Å"carrying† him or anything of that sort. By the end of the book, these men are carrying him. â€Å"But the Kofi of the trade in slavery, who ultimately depends on slave labor, is the Kofi of the excess that corrupts the soul. The new Kofi, who has made a pact with the devil of material success no matter at whose cost, is already dead long before his suicide† (Ngugi wa Thiong’o).Over time, Kofi begins to dress better and is always with the men he bought. He sees a doctor at one point in the story and finds out that he is unable to have children. Even though he has this information, he still blames Anowa as if it was her fault they couldn’t have children. He never tells her that he is the one with the issue. Anowa brings up the issue again towards the end of the book. She says she wants to find him another wife to have children with and he get s mad at her. Anowa has an epiphany and asks, â€Å"Are you dying? † (117).She realizes that he is the one with the fertility problem and has keeping it from her. She states that his has â€Å"exhausted his masculinity,† that he is â€Å"dead wood. † (122). She does all of this in front of everyone in the community. She humiliates him and he runs off and shoots himself. She then drowns herself soon after. Everyone in the story was blaming everyone else. They all had different reasons and different opinions about who was to blame for the tragedy. Due to Anowa’s untraditional spirit, many of the people blamed her for everything. The truth of the matter is that everyone in the story was at fault.No one wanted to communicate properly, no one was disciplined correctly, everyone had a huge ego and no one was willing to work anything out. Interpretations of American History Essay

The world is full of rich culture, diversity and experiences unique to each individual. When determining the validity of historic accounts we must factor in that particular historian’s point of view, which should be characterized by ethnicity, idealogy, theoretical or methodological preference. With these factors views of the past often vary from person to person. In this essay I will be discussing the four different stages that shaped the writing of American history over the last 400 years. According to Couvares, the writing of American history has passed through four stages: the providential, the rationalist, the nationalist, and the professional. The providential stage took place during the seventeenth and eighteenth centuries. The puritans were among those who lived during the providential stage. They were strong practitioners of religion, and believed that their ancestry was that of a divine nature. They also believed that their misfortune was God reprimanding them, and t hat their successes were his rewards. During the European enlightenment of the eighteenth century, educated men of the aristocracy began to shun the traditional Puritan mindset. Instead they chose to reform society and advance knowledge through scientific discovery and natural laws of the physical universe instead of the spiritual universe. Among these educated men was Thomas Jefferson. Jefferson had a rationalist mindset. He believed that men could control their own destiny, and natural law shaped society, as opposed to the spiritual view of the puritans. This view did not bode well with evangelical Protestants. In 1790 the federal party led by Washington and Adams openly opposed his views, stating that Jefferson was an â€Å"infidel, an apologist for slavery, and a lover of French revolutionary excess.† (Couvares 76-3) and in fact history had already become politicized. In the nineteenth century historians began to develop a new nationalist mindset. They believed Anglo-Saxon’s to be the superior race, and every other race as inferior. George Bancroft was the most distinguished historian during the nineteenth century. Bancroft believed that Anglo-Saxons were racially destined to lead and spread freedom across the globe. With the establishment of John Hopkins University, college education became more common among middle-class Americans, however only wealthy white men still only had access to that kind of education. This new wave of historians insisted that knowledge of history and physics were of equal importance. The final stage of American history and progression according to Couvares, was the professional stage. Professional scholars rose to prominence from 1910-1945. These historians believed that modernity, industrialization, urbanization, and class conflict had fundamentally changed society. Charles Beard argued that â€Å"the constitution was not the product of wise men intent on balancing liberty and order, but a clique of wealthy merchants and landowners who wanted a central government strong enough to defend their privileges against the unruly masses.† (Couvares 77-2). Beard also thought that many of the major conflicts in society were between economic interest groups. Many critics found flaws in his idealogy, but at the same time it inspired them to find answers to questions that plagued the people. Over the past 400 years, these historians all had different stances on how they thought to improve society. With the mix of cultural backgrounds, and ethnicities no two viewpoints will ever be exactly the same. Couvares summed it up perfectly by stating that historians constantly criticize, correct, and supplement each other’s views, but only by arguing their different viewpoints would they be able to get closer to the truth. In regards to the development across the lifespan, the biopsychosocial model provides a comprehensive account of how the physical body, cognition and personality, and social aspects of a person's life are affected by growth and change. When he let his fist go it was flattened, not a bone was left unbroken in his hand. I was sure Lennie and I were going to get canned but Slim saved our skins. He told Curley that if he told anyone what happened and get us canned, we will tell everyone then he would get the laugh. That was good of Slim. I was all right at this point, I was happy, I thought if Lennie play and I our cards right and keep clean for a month we will get our fifty bucks each and get that ranch with old Candy. I started to believe our dream could really happen. All the lads and me were playing horses shoes late Sunday evening. I heard shuffling footsteps from the barn, I looked and saw Candy making his way towards me. His body language said every thing, when he looked at me I felt that something was wrong. The others went of all armed; they all went the opposite way to where Lennie should be. I knew he would be by the river where we slept a few nights ago, I told him if he ever got into trouble to go there and wait for me. Sure enough he was there, looking at him made me shiver about the thought of my duty ahead. Lennie expected me to be angry with him but I told him visualise the dream of the imaginary ranch and how the rabbits would hop around and there soft hair. When he looked away I ended his life hoping he was going to a better place. As his lifeless body hit the ground it set a feeling guilt that was unimaginable. The Mission of Ben Jerrys Ben Cohen and Jerry Greenfield founded Ben Jerrys Homemade Ice Cream in 1978. Back in 1966, when they were working out in a school gym, they both realised that they hated running but loved food. Years later in 1978, Ben had been fired from a series of jobs while Jerry had failed for the second time to get into medical school. So, they decided to do a $5 correspondence course in ice cream making and later opened their first scoop shop in a dilapidated gas station in Burlington, Vermont. Since it is now owned by Unilever, they have the financial support required for them to expand their production globally. They should decrease the duration of product development process so that they can launch a new flavour every month or so to keep the customers engaged on a regular basis. They should continue to implement their recycling programs in order to lower down the production costs. They should develop additional manufacturing plants and distribution centres outside of Vermont to cut down on the transportation costs. They should change the consumer perception of having the ice cream only in summers or spring time to anytime dessert i.e. they should work towards deseasonalising their sales. Conclusion Ben Jerrys even after acquisition by Unilever in 2000 has continued to maintain its own identity. Their strong product differentiation gives them a competitive edge over their competitors. Remuneration Strategies and Employee Turnover COMPARATIVE STUDY ON THE REMUNERATION STRATEGIES AND EMPLOYEE TURNOVER BETWEEN PRIVATE AND PUBLIC INSTITUTIONS: A SURVEY OF PUBLIC AND PRIVATE UNIVERSITIES IN NAIROBI COUNTY Background of the study Public sector employment accounts for a significant portion of wage employment in developing countries (Mizala, et al.,2011; Ramoni-Perazzi and Bellante, 2007). The ability to attract and retain highly skilled personnel is a major challenge in increasing government capacity to produce and implement good policies, including wage determination policy. In employment, a major debate revolves around public-private sector wage differentials that are significant for attracting and retaining talent. Wage determination processes within the two sectors are distinct and (have the potential to) give rise to differentials in pay rewards between comparable worker categories (Hyder and Reilly, 2005; Skyt Nielsen and Rosholm, 2001; Van der Gaag and Vijverberg, 1988). While surveys from developed countries show that public sector wages are on average higher than those in the private sector, evidence from developing countries is often limited or entirely lacking. The general perception is that employees in the private sector, particularly the highly skilled ones, earn much higher salaries than their public sector counterparts. The former tend to negotiate for higher salaries whenever they move from the public to the private sector. These perceptions do not, however, take into consideration the fact that although salaries in the public sector may be lower, the total compensation package may include transactional and relational returns, which are not available in the private sector. The higher packages to private or public sector workers are likely to introduce wage distortions and disparities in public-private sector wage employment, while leading to low morale and output in the affected sector. Statement of the problem A recent survey by KIPPRA (2013) indicated that the general public sector pays slightly higher than the private sector when comparing basic salary and allowances. However, the private sector pays a higher basic salary. Further, there is a large vertical wage inequality in both the public and private sector between the lowest and highest cadres. These wage differentials have caused a distortion in the wage economy, defying the principles of wage determination. The report indicates that education and experience are no longer major considerations in wage determination. Moreover, the current employment policy seems inadequate in addressing issues around wage differentials within the public sector and between public and private sectors. The report further reveals that there is a positive correlation between wage differential and the cost of labour, as the higher the wage differential the greater the likelihood for agitation for higher wages. The report also shows that basic salaries alone are not a sufficient motivator for retaining employees. Incentives and allowances play a significant role in ensuring employee retention within the public sector. Non-monetary incentives such as working environment, challenging assignments, job security and flexible working hours have contributed to high employee motivation. In addition, motivation is upped due to the wide range of allowances available to the employee in the public sector. In most cases, the proportion of allowances accounts for at least 50% of the total take home pay across the public serve Due to lack of an explicit Kenyan policy on wage determination, distortions exist between employees bearing similar qualifications, experience and levels of competence. According to work done by the Institute of Economic Affairs (2006), there are substantial differences in the remuneration of individual public sector workers across different departments and institutions.
